Apartment Leasing Representative (Providence, RI)

The Leasing Representative role is primarily a sales and customer service position. As a Leasing Representative you will build relationships with prospective residents, identify needs, show apartments, overcome objections, and close the deal by obtaining the lease paperwork and a check for one month's rent. You will manage the entire leasing process from start to finish.

Leasing Representative Responsibilities:

  • Understands the product and how to sell the advantages of living at the apartment community.
  • Convert phone calls to tours, property tours to leases and internet leads to tours and/or leases.
  • Tours prospective residents.
  • Qualifies prospective residents by running background checks and verifying income.
  • Prepares lease documents and schedules lease signings in a timely fashion.
  • Ensure guest cards are complete, entered into the property management software, and follow up is completed for prospects.
  • Assist in developing and implementing effective marketing strategies to increase property traffic and internet leads
  • Ensure leasing office, tour path, vacant apartments, amenities and general curb appeal of community is pleasing to all 5 senses and is impeccably clean, if necessary spot cleaning to maintain the high standard of which Chestnut Hill Realty is synonymous with.
  • Other responsibilities as assigned.

This position will require working Saturdays as well as some availability on Sundays and some holidays (our site offices are only closed on Thanksgiving Day, Christmas Day and New Year's Day). We offer excellent benefits and a generous commission package. Candidates must have a current, valid driver's license and a reliable vehicle to conduct company business.

Assistant Design Manager (Chestnut Hill, MA)
This person will assist the Director of RE Planning & Design/Owner's Rep in the oversight of the capital expenditures department, will be involved in design decisions and selections on projects, will oversee installations and will act as a liaison to the Construction Division and Property Management Division.

Qualifications:

  • A minimum of 2 years of Design AND Administrative work related experience with a 4 year degree preferred.
  • Construction and/or property management industry experience a plus.

Assistant Maintenance Supervisor (Chestnut Hill, MA)
Chestnut Hill Realty is looking for an Assistant Maintenance Supervisor with apartment maintenance experience. The position is located at Hancock Village, a 789 unit Class A property in Chestnut Hill. The Assistant Maintenance Supervisor manages administrative support for the Maintenance Department while working with the Maintenance Supervisor to insure that all apartment units and other property facilities are in good working order and maintained to acceptable standards for CHR and for residents. This position delegates tasks and assignments to maintenance and other staff or performs tasks as needed, including service requests and preparing a unit for rent availability (market ready). Keeps in close communication with the Maintenance Supervisor to discuss individual issues and to insure that goals are being met. Assists in hiring, training, and developing staff. This is an excellent opportunity to gain management experience with opportunity for future growth with the company.

Responsibilities:

  • Provides administrative support for the maintenance department including; creating, maintaining and updating weekly excel reports as well as the on call schedule.
  • Coordinate, schedule and manage the preparation of vacant apartments for move-in. Keeps Techs on schedule to make market ready turns of vacant units as fast as possible.
  • Assist in coordination of maintenance staff and contractors to complete work orders to company guidelines.
  • Assists other maintenance personnel with complex work orders or when more than one associate is needed to complete the job.
  • Keeps and maintains preventive maintenance schedule and assigns tasks to get it completed.
  • Maintain and order supplies within budget guidelines
  • Hears resident complaints and resolves in the best manner possible.

Requirements:

  • Intermediate computer skills including Microsoft Word and Excel and strong written and verbal communication skills are required.
  • Minimum of 2 years previous experience in residential property management maintenance or other building maintenance.
  • Good organizational skills
  • Ability to guide and direct the work of others.

Construction Manager (Chestnut Hill, MA)
Chestnut Hill Realty, one of New England's leading full service real estate companies, has an immediate opening for an experienced Project Manager with experience in multifamily capital improvement and rehabs in our rapidly expanding Construction division. This person will provide oversight and direction for one or more large Capital Improvement or small development/construction projects.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

  • Participates in pre-planning activities and cost benefit analysis for all phases of work.
  • Initiates and maintains liaison with clients/government organizations to facilitate construction activities.
  • Prepares bid packages and recommends vendors.
  • Administers commitments/contracts.
  • Maintains current project status information and cost data for project control analysis and reporting.
  • Monitors performance of on-site Superintendent and staff to ensure project is built on schedule, within budget and with CHR quality standards including CHR Safety Program and OSHA regulations.
  • Responsible for continuous communications with the construction supervisor and job foreman to coordinate manpower, material and subcontractor needs

POSITION REQUIREMENTS:

  • Bachelor's degree in architecture, engineering, construction management or a related field or commensurate experience.
  • At least three years experience in construction project management including design and finance preferred.
  • Knowledge and understanding of established construction practices/techniques.
  • Knowledge and understanding of real estate law, building codes as well as city and county regulations.
  • Ability to read detailed plans/blueprints.
  • Must be able to handle multiple projects, changing priorities and steady workloads.

Maintenance Technician (Chestnut Hill, MA)
Maintenance Technicians are responsible for performing various maintenance functions that are necessary to maintain and enhance the value of the community. We are looking for service-minded professionals with a cheerful, customer service attitude willing to roll up their sleeves and go to work! Administrative Assistant (Friday through Monday schedule) (Chestnut Hill, MA)
As the Receptionist at Hancock Village, you will have the opportunity to learn all aspects of property management including sales and marketing and customer service. He/she will provide support to the leasing team and assist the property manager as necessary to ensure the property can maintain a sales focus and achieve its occupancy and revenue goals. Schedule will be Saturday (10 to 4), Sunday (10 to 4) and Monday (9 to 5), Friday (9 to 5) with an additional week day to be determined.

  • Resident Relations including greeting walk-in customers and answering general inquiries and scheduling resident reservations in the calendar for room reservations
  • Accurately and efficiently prepares and assists with all leasing paperwork (e.g., guest cards, applications, lease agreements and utilizing leasing technology to distribute leads
  • Plan and organize resident events and functions
  • Answering incoming phone calls and routing appropriately. Schedule appointments for other staff members

Staff Accountant/Senior Property Accountant (Chestnut Hill, MA)
We are searching for a Staff Accountant for our Corporate Accounting department. Under the direction of the Assistant Controller, the Staff Accountant will provide accounting support for Chestnut Hill Realty.

Primary Duties:

  • Maintain general ledgers, supporting reconciliations and supporting documents.
  • Prepare Financial Statements.
  • Assist with budget preparation.
  • Financial statement analysis / budget variance analysis
  • Perform tenant / unit owner account reconciliation and inquiries.
  • Ensure bank reconciliations are prepared and reviewed timely on a monthly basis
  • Perform general ledger reconciliation
  • Identify and solve errors in account balances and make appropriate adjustments
  • Interface with and provide assistance to property managers.

Knowledge/Experience:

  • Must have a minimum of 2 years of practical accounting experience
  • Bachelor's degree with concentration in Accounting
  • Basic understanding of the accounting cycle, account classifications, debits and credits
  • Strong analytical skills
  • Good computer skills; knowledge of Microsoft Office applications
  • Strong time management skills and ability to meet deadlines.
  • Detail oriented with great communication and organizational skills

Weekend Receptionist (Brookline, MA)
The Chestnut Hill Realty Rental Brokerage office in Brookline is in need of a PT Weekend Receptionist to work approximately 12 hours per week. This person would be required to work Saturdays and Sundays, 10:00 a.m. to 4:00 p.m. The PT Receptionist is responsible for answering multiple phone lines and directing callers to appropriate personnel. The Receptionist may assist in setting showings and updating information in our database. They also greet clients and support other staff members.

Job Duties:

  • Answering phones and directing callers to the appropriate destination.
  • Welcomes on-site visitors and determines nature of business and announces visitors to appropriate personnel.
  • Receives, sorts and routes mail to appropriate personnel.
  • Maintains fax machines and assists users with the transmission and routing of faxes.
  • Keeps reception area neat and ready for visitors.
  • Performing other duties as assigned to support the operation of the office/department.

Qualifications:
