Apartment Leasing Representative (West Roxbury, MA)

Apartment Maintenance Supervisor (Portsmouth, RI)
As the Working Maintenance Supervisor for Bay View Estates apartments, you will supervise the maintenance staff and coordinate the daily maintenance operations to ensure the property is safe and well-functioning, without compromising the quality of their appearance or level of service. We are looking for a service-minded professional with a cheerful, customer service attitude willing to roll up their sleeves and go to work!
  • Leads and manages property maintenance technicians on a day to day basis
  • Assists in hiring, developing, training, holding accountable, implementing corrective action and terminations.

Construction Superintendent (Chestnut Hill,MA)
We are looking for a Project Superintendent.

The Project Superintendent oversees construction and development projects to ensure the project is built on schedule, within budget and with our quality standards.

  • Manage construction process and field operations for assigned project.
  • Coordinates, directs, and supervises the work of subcontractors and laborers on site to assure that projects are completed within prescribed schedules and budgets, in compliance with Chestnut Hill Realty policies and procedures, and in accordance with federal, state, and local regulations.

Experience

    Junior Property Accountant (Chestnut Hill,MA)
    We have an opening for an experienced Accounting Assistant or Bookkeeper with AR/AP experience. This Property Accountant position reports to the Assistant Controllers and performs the following functions:
    • Maintain all aspects of Accounts Payable including coding, auditing, posting to A/P system, payment, and filing.
    • Maintain all aspects of Accounts Receivable including posting of cash receipts, bank deposits, posting and reconciling charges and adjustments.

    Energy and Resource Conservation Manager (Chestnut Hill, MA)

    Essential Job Functions and Responsibilities

    • Identify new opportunities for energy and resource conservation at our properties.
    • Conduct feasibility studies to understand scope of work and return on investment.
    • Develop and maintain relationships with local utilities and industry vendors/ groups.
    • Actively identify opportunities to obtain rebates and credits offered by utilities and agencies.
    • Attend trade shows and trainings as necessary to develop skills to benefit the operation.
    • Review and scope energy and water saving initiatives.
    • Prepare RFP documents on conservation measures for review by the ETF, identify appropriate vendors, and solicit proposals. Present and evaluate proposals to the Director of Maintenance and the Energy Task Force.
    • Administer contracts, conduct job inspections, manage contractors and suppliers and monitor quality control.
    • Communicate with property managers to minimize resident impact.
    • Provide budget forecast information to property management.
    • Insure compliance with project specifications as well as relevant plumbing, electrical and building codes. Review invoices and requisitions for payment based on job progress and completions.
    • Monitor CHR properties' consumption of natural gas, fuel oil, water and electricity. Identify and communicate to property management any problems and variances.
    • Track the performance of selected conservation measures to determine efficacy and continuing benefit to operations.
    • Provide CHR's Acquisitions/ Construction/ Development teams with technical support and recommendations for energy and resource conservation and replacement of inefficient systems.
    • Provide technical support to CHR for renewable energy initiatives in solar PV, geothermal and/or heat pump technologies as required.
    • Work with third party vendors to procure long term utility contracts (gas, electric etc.)

    Skills, Experience and Education Requirements:

    • Knowledge of HVAC, electrical and mechanical systems in multifamily buildings including steam and hydronic heating systems, motors and drives, boiler controls and maintenance requirements.
    • Experienced at evaluating energy conservation opportunities, including but not limited to lighting, fuel economies, water conservation and sub metering, window systems and insulation.
    • Familiarity with HERS and Energy Star and any other relevant programs leading to utility incentives, both prescriptive and custom.
    • Previous project management experience to include working in team settings, managing multiple projects within budgets and maintaining schedules.
    • Minimum of 5 years experience in project management.
    • Degree in project management, related energy conservation field, or equivalent experience.
    • Professional certification in LEED, CEM or Massachusetts Construction Supervisors license is a plus.
    • A valid Driver's License and satisfactory driving record
    • Strong people management skills, detailed oriented
    • Ability to effectively handle multiple tasks simultaneously, tracking project progress and costs.
    • Excellent communication skills, written and verbal.

      Resident Services Professional (Framingham, MA)
      The Leasing Representative role is primarily a sales and customer service position. As a Leasing Representative you will build relationships with prospective residents, identify needs, show apartments, overcome objections, and close the deal by obtaining the lease paperwork and a check for one month's rent. You will manage the entire leasing process from start to finish.

      Leasing Representative Responsibilities:

      . Understands the product and how to sell the advantages of living at the apartment community.

      . Answers incoming telephone calls and replies to all email leads in a timely fashion.

      . Tours prospective residents.
